Why The Home Inspection Is So Important
Buying a home is an expensive investment and no one wants to pay for something expecting everything to be fine only to find out everything is not fine - and you may have to pay more. A thorough inspection is a critical step within the home buying process. The buyer usually pays for the home inspection unless it’s negotiated differently in the contract and the lender generally pays for the appraisal.
Why get a home inspection:
It allows buyers to learn about major and minor issues before finalizing the purchase of the home.
Usually there’s a seven-day window for the buyer to walk away from the purchase after a home inspection.
The Home inspectors look at the exterior and interior parts of the home, including but not limited to the foundation and other structural elements, electrical, plumbing, roofing, and heating and air conditioning units. If the home has structural problems, it can be a huge red flag because you don’t want a house that’s not well built.
Replacements That Can Have A High Cost
Roof leaks can be an expensive item to replace. The inspector will be able to tell you the age of the roof and identify any problems.
The electrical system is another system that you want to ensure is in proper working order. For safety reasons, you will not want to live in a house where the electrical system could be faulty.
You want to include maintenance costs on your home buying budget. A newer home would less likely need a higher budget, but an older home may need a higher budget. Inspection reports often include the cost of deferred maintenance (items that may have pending replacements within the next 5 years.
Before you hire an inspector, you may want to ask a few questions. An inspection usually runs between $300 and $500 and you want to use your money wisely.

Ginger is one of the healthiest spices on earth and in the turmeric family. It’s an anti-inflammatory and has powerful medicinal properties, helps treat nausea, may lower blood sugar and reduce the risk for heart disease.
My personal recipe for this Fall Super-Spice Mix is listed below
6 Tablespoons Organic Turmeric
2 Tablespoons Organic Ginger
2 Tablespoons Ceylon Cinnamon
1 Tablespoon Black Pepper
Put it all in the same container, shake vigorously until it’s fully mixed, then enjoy.
